Purpose of the Role

The Operations/Facilities Manager is to ensure the overall smooth running of the shopping centre and residential complex from a facilities perspective, maintaining a safe and pleasant environment for our customers, residents and visitors through the monitoring of Health & Safety systems and the promotion of best practice throughout all operational tasks.
Key Responsibilities
To provide operational and technical expertise and inspirational leadership for all Centre based operational and technical requirements.
Reporting to the Centre Manager, the Operations Manager will deliver key strategic objectives to ensure that the Centre remains at peak operational and technical performance across all soft and hard services.
To act as a Duty Manager for site and where necessary cover out of hours and weekend work
Oversee the management of all serviceable equipment ensuring that there is an up to date pre preventative maintenance planner and that the associated service level agreements are being achieved.
Supervise all external contractors in association with Savills approved suppliers list and ad hoc contractors that assist with the smooth running of the Centre.
Ensure compliance with all statutory requirements and codes of practice, health and safety requirements.
Ensure all faults, maintenance issues are recorded in a timely manner and followed up until completion.
Collate and check all routine invoices and approve within agreed limits. Issue purchase orders for non-routine expenditure.
Check Customers’ units on a regular basis having regard for state of repair. Supervise service contracts and maintaining up-to-date records of all work carried out by outside contractors.
Ensure that the Operations Report is always accurate and up to date.
Attend all management meetings and other meetings as requested.
Keep service areas in a clean, tidy and secure condition.
Ensure all accidents and near misses are recorded and serious incidents that occur. Attend all serious incidents within the Centre.
Control and re-order first aid kit supplies ensuring that there are sufficient staff on site to administer first aid, as and when needed.
Ensure that fire and health and safety regulations are adhered to in all parts of the Centre by inspection, checking the signs, advising on defects, improvements required, etc.
Monitor and maintain Health and Safety Records in accordance with the frequency required by the site Health and Safety manual.
Walk the public areas on a regular basis checking on cleanliness, maintenance, landscaping etc.
Identify and implement training and development programs and pursue suitable training solutions.
Maintain overall control of the security operations, paying particular regards to incident response and customer care.
Liaise with Customers and the Police in all matters of security affecting the Centre, Customers, public safety and security.
Ensure that all insurance risk control requirements and, where appropriate, recommendations, are undertaken.
Oversee the Site Security and Cleaning Personnel.
Where remedial works are required immediately, ensure the area in question is cordoned off and made safe for all visitors, customers, etc.
Ensure that all promotional activities are carried out with due care and attention to the Health and Safety and welfare of staff, customers and occupiers.
Working Hours - 8am to 5.30pm
Salary - £36,000
