Job Description:
Atrium Recruitment is currently partnering with a reputable family-run residential contractor in the search for a dynamic Estimator/Quantity Surveyor to join their team. This role presents an exciting opportunity to spearhead a £5 million residential scheme based in Kings Lynn initially, with the potential to oversee similar projects across Norfolk and Suffolk.
Responsibilities:
* Conduct thorough cost estimates and prepare accurate project budgets for residential construction projects, ensuring alignment with client expectations and company objectives.
* Collaborate with project stakeholders, including architects, engineers, subcontractors, and suppliers, to gather necessary information and insights for project planning and pricing.
* Analyze project specifications, drawings, and other documentation to identify potential risks, opportunities, and cost-saving measures.
* Procure subcontractor and supplier quotations, negotiate contracts, and manage procurement processes to achieve cost-effective solutions without compromising quality.
* Monitor project expenditure against budget allocations, identify variances, and implement corrective measures as necessary to ensure financial targets are met.
* Prepare comprehensive progress reports, financial forecasts, and cash flow projections for internal and external stakeholders, providing transparent insights into project performance.
* Maintain up-to-date knowledge of industry trends, market rates, and regulatory requirements to inform decision-making and enhance project delivery processes.
* Foster strong working relationships with clients, subcontractors, and suppliers to facilitate effective communication, resolve issues promptly, and promote repeat business opportunities.
Requirements:
* Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
* Proven experience as an Estimator/Quantity Surveyor in the residential construction sector, with a track record of successfully managing projects of similar size and complexity from inception to completion.
* Proficiency in construction estimating software, such as Conquest or Causeway, and familiarity with industry-standard measurement methods (e.g., SMM7, CESMM).
* Strong analytical skills and attention to detail, with the ability to interpret technical drawings, specifications, and contractual documents accurately.
* Excellent negotiation, communication, and interpersonal skills, with the ability to build rapport and collaborate effectively with diverse stakeholders.
* Commercial acumen and strategic thinking, with a proactive approach to problem-solving and decision-making in a fast-paced environment.
* Membership of a relevant professional body (e.g., RICS, CIOB) is desirable.
