Summary
* Set and deliver the strategic direction for the quality of our homes, engaging with customers to listen to and meet their hopes and wishes.
* Maintain and enhance the quality of our homes to agreed standard by undertaking planned, cyclical and major project works.
* Ensure our homes meet and exceed all property health, safety and compliance standards protecting our customers and our reputation as a landlord.
* Lead on improving sustainability and efficiency in existing properties.
* Provide high-quality customer-focused and professional Asset Management services.
* Deliver large / complex responsive works, planned programmes and other major works projects.
 
Main Responsibilities:
* Provide a high-quality service to all customers, stakeholders and colleagues, ensuring programmes, projects and contractors are effectively managed and high-quality asset management services provided.
* Listen to our customers’ needs and make sure they are kept fully informed throughout any works and projects.
* Deliver a range of pre and post works inspections to ensure the right work is completed to a high standard that meets customers’ needs and is in line with our policies, procedures and statutory requirements.
* Planned component replacements (i.e. kitchen & bathroom, windows, doors roofs heating systems)
* Planned cyclical painting and repair programmes
* Other major works projects / programmes
* Large / complex responsive work
* Provide high quality project and contract management services, ensuring that projects are delivered to a high quality, on time, to budget and with high levels of customer satisfaction.
* Work closely with suppliers and internal departments, such as Finance and Data & Performance teams to provide robust financial management and performance reporting for projects.

Job Requirements
* A further education qualification (e.g. HNC, degree) and/or relevant construction, maintenance or building related professional qualification.
* Track record of delivering excellent customer service.
* A good practical knowledge of working with asbestos, working within CDM Regulation, and monitoring Safe Systems of Working.
* Strong practical understanding of building pathology.
* Strong contract and project management experience with the delivery of a range of Asset Management programmes, as well as a good understanding of the range of contracts and their administration.
* Experience of diagnosing, procuring and delivering technically complex projects.
* Knowledge of building contract law and other property related law and legislation including building control, planning and party wall.
* Good understanding and experience of financial management of works under your control.
* Understanding of the importance of achieving value for money in all aspects of work.
* Technical problem solving and skilled in assessing technical information, as well as devising and implementing appropriate solutions.
* Uses a customer-focussed approach and listens to customers’ needs.
* Ability to work within guidelines and policies.
* Excellent written and verbal communication with a diverse range of customers.
* Organised and having a systematic way of working with strong administration and record keeping abilities, and able to prioritise effectively when managing a busy workload.
* Good time management with the ability to set objectives and meet deadlines.
* Excellent IT skills (incl. Microsoft Office and experience of using databases) and use of business systems.
* Valid UK Driving License.
* Ability to travel independently to visit customers and properties
