Job Description:
A Legal 500 Property Litigation team are looking to recruit a solicitor to join the growing team based in London
The role is for a qualified solicitor with at least 1 years PQE in Property litigation. The ideal candidate will be able to look after their own caseload while assisting with generating new business.
The caseload will involve dealing with a range of clients and disputes, these will include:
* Rent Recovery: Legal action taken by landlords to recover unpaid rent from tenants. This may involve sending demand letters, negotiating payment plans, or pursuing litigation if necessary.
* Possession Claims: Legal proceedings initiated by landlords to regain possession of their property from tenants, typically due to non-payment of rent or breach of lease terms.
* Forfeiture Claims: A process where a landlord terminates a lease due to the tenant’s breach of lease conditions. Forfeiture usually requires a court order.
* Easements: Legal rights for one party to use another’s property for a specific purpose (e.g., access or utility lines). Disputes arise when these rights are obstructed or exceeded.
* Restrictive Covenants: Agreements that restrict the use or development of land (e.g., limiting the type of structures that can be built). Disputes occur when parties breach these covenants or when there is a disagreement over their interpretation.
* Party Wall Issues: Disputes relating to shared walls between properties, such as disagreements over construction work or repairs that may affect the structural integrity of the wall
* Conflicts that arise during property development, such as disputes over planning permissions, boundaries, construction quality, or adherence to contracts. These disputes often involve developers, contractors, landowners, and local authorities.
* Disputes over the ownership or interest in a property that may not be reflected in the legal title.
Required for the role is an ability to work well in a team and to show an excellent initiative.
