What’s the role?
I’m looking for an experienced Property/Lettings Manager for a unique opportunity in the Bournemouth area.
My client is a private landlord with around 200 properties in the Bournemouth area. They are looking for a really good all rounder, capable of looking after all aspects of the properties for the course of the tenancy.
Responsibilities include:
* Liaising with tenants on maintenance issues and organising timely repairs.
* Liaising with tenants on ad hoc tenancy matters.
* Responsibility for ensuring the timely payment of rents and collection of arrears.
* Periodically serving notices and attending court proceedings if required.
* Liaison with utility companies.
* Dealing with deposit returns, disputes and potential deductions.
* Arranging and overseeing maintenance works to include full refurbishments.
* Carrying out regular property visits.
* Organising estimates for repair or maintenance works on behalf of Landlords.
* Arranging check in and check out inventories as needed.
* Negotiating renewals and prepare the paperwork.
* Checking and approving references.
* Authorising contractors invoices.
* Working with initiative and also part of a team.
