Job Description:
Commercial Property Manager
Epsom, Surrey
£45,000 - £50,000 (DOE)
Our client is a specialist RICS commercial property management company who are currently recruiting for an experienced Commercial Property Manager to join their team.
Key Responsibilities
*Responsible for the day-to-day management of a portfolio of commercial assets in accordance with the management agreements
*Manage and develop client relationships, understand client objectives and act as the main point of contact for your clients.
*Work closely with Building Managers, Facilities Managers, Accounts, Graduates and Contractors.
*Understand the principles of lease structure and interpretation.
*Preparing and administering service charge, budgets and reconciliation in accordance with RICS guidelines.
*Reporting to directors and clients.
*Actively visit properties across the portfolio and arrange property inspections, liaising directly with tenants and assistant the Facilities Manages in assessing contractor performance.
*Ensure tenants comply with their lease obligations
*Liaise with leasing agents, solicitors and other external consultants.
*Overseeing the financial operations of your portfolio, ensuring that all financial reporting is undertaken as per the client requirements.
*Support the Directors to appraise new buildings and assisting with new business presentations.
Other key skills and equalisations the successful candidate should possess are:
*Excellent reporting and negotiation skills
*strong written and communications skills
*Up to date knowledge of commercial property legislation
*2 years + post qualifications experience as a commercial property manager handling portfolios and clients.
*Good understanding of property accountancy.
*Strong IT skills including Word, Excel and Outlook
*Experience using and adapting to market leading commercial property management & CAFM software packages.
*MRICS Qualification is preferred
*Driving licence & vehicle will be required
