Job Description:
We are currently seeking a skilled and dedicated Block Manager on behalf of our award client. This position will primarily involve overseeing the management and maintenance of three prime high-end residential buildings. As a Block Manager, you will play a vital role in ensuring the smooth operation and upkeep of these properties, while providing exceptional service to Clients.
The Role
*Act as the main point of contact for residents and tenants, addressing their queries, concerns, and requests in a timely and professional manner.
*Manage the day-to-day operations of the buildings, including coordinating repairs, maintenance, and cleaning services.
*Develop and maintain strong relationships with contractors and service providers to ensure high-quality and cost-effective service delivery.
*Conduct regular property inspections to identify maintenance issues, health and safety risks, and potential improvements.
*Prepare and manage budgets for the properties, ensuring financial objectives are met and expenses are controlled.
*Coordinate with relevant authorities, such as local councils and regulatory bodies, to ensure compliance with all legal and regulatory requirements.
*Implement and enforce building policies and procedures, ensuring a safe, secure, and harmonious living and working environment.
*Collaborate with the property owners and stakeholders to develop and execute long-term strategies for property enhancement and value appreciation.
*Stay up to date with industry trends, legislation, and best practices, incorporating them into the management approach as appropriate.
The Person
The ideal candidate for this role will be a highly organised and customer-oriented professional with a strong background in block management. They should possess excellent communication skills and the ability to effectively manage multiple stakeholders. Key qualifications and attributes include:
*Proven experience in leasehold block management, preferably within the high-end residential sector.
*Knowledge of relevant legislation, regulations, and best practices related to property management and leasehold matters.
*Excellent interpersonal and customer service skills, with the ability to build and maintain positive relationships with clients, residents, and contractors.
*Attention to detail and a commitment to ensuring the highest standards of property maintenance and presentation.
*Ability to work independently and as part of a team, demonstrating initiative and self-motivation.
*Proficient computer skills, including experience with property management software and Microsoft Office applications.
*Professionalism, integrity, and a commitment to providing exceptional service to clients and residents.
*A relevant professional qualification or membership of a recognized industry body (e.g., IRPM, RICS) would be advantageous.
The Package
*Competitive salary: £45,000 per annum, depending on qualifications and experience.
