Job Description:
Quantity Surveyor *Annual Salary: £40,000 to £60,000 plus £5,000 car allowance
*Location: Chorley (Office-based with site visits)
*Job Type: Full-time
Our client is seeking a motivated, organised, and ambitious Quantity Surveyor (QS) to join their team. The successful candidate will work closely with the pre-construction manager to align cost and design within the pre-construction phase and manage the financial aspects of projects alongside project managers. This role is crucial for producing detailed cost plans that meet client expectations in terms of brief and cost, and for helping achieve financial objectives by winning new clients and delivering commercially successful cost breakdowns.
Day-to-day of the role: *Attend client and internal briefing meetings and carry out site surveys.
*Compile detailed cost plans in line with the brief and work closely with suppliers/subcontractors to achieve the best price.
*Seek out value engineering or commercial opportunities and liaise with clients as required.
*Produce pre-construction programmes and ensure compliance with health and safety standards.
*Manage financial aspects including contractor valuations, payment certifications, financial tracking, and reporting.
*Handle commercial issues, final accounts, and develop budget to detailed costings.
*Perform tender analysis of received quotations and raise pre-contract orders for main packages.
*Manage contract particulars, prepare draft contracts for review, and ensure the company’s contractual position is protected during negotiations.
*Understand and interpret technical and detailed drawings, ensuring alignment with building regulations and project specifications.
Required Skills & Qualifications: *Experience as a Quantity Surveyor or a relevant degree qualification.
*Strong understanding of construction, contract law, and standard contract terms (e.g., JCT 2016).
*Proficient in financial management, cost planning, and value engineering.
*Excellent organisational skills and ability to manage multiple projects simultaneously.
*High standards of verbal and written communication.
*Proficiency in managing contractual issues and preparing contract packs.
*Ability to understand and interpret technical drawings and align them with project specifications.
