Job Description:
Collins Property Recruitment are working in partnership with an established and privately owned residential property company based in Angel.
We are seeking a Property Manager who wants a new and exciting opportunity to work in house for a private landlord. The successful candidate will be joining an established and unified team of three Property Managers.
This is a role that would suit a well organised individual, comfortable working in a small team, with a flexible attitude, willing to get involved and take ownership of substantial day to day administrative tasks associated with the role of a residential Property Manager.
Property Manager duties and responsibilities:
• Management of a Residential Lettings Portfolio in NW/Central London.
• General maintenance of properties, instructing contractors, obtaining quotes, ensuring work is completed within an acceptable time frame and to satisfactory standards.
• Carrying out 6 monthly formal management inspections, reporting to manager and instructing maintenance work following visits.
• Pre-tenancy - liaising with colleagues and ensuring property is ready for occupation by new tenants.
• Meeting and greeting new tenants, explaining your management role, and providing necessary contact information.
• End of tenancy - advising clients on check out procedure, arranging check out appointments.
• Where necessary arranging post tenancy clean.
• Negotiating deposit release.
• Dealing with tenant rent queries, pursuing rent arrears.
• Coordinating minor refurbishment/redecoration programmes.
• To supervise and monitor the maintenance and updating of the computerised property records system including all contract records and contractor listings.
• To complete tenancy renewals, liaising with agency colleagues to obtain valuations.
• Ensuring all Health and Safety requirements are met and remedial works completed in satisfactory timeframes.
Job title: Property Manager

Holidays: 28 days including bank holidays, plus the office is closed over the Christmas period.
Monday - Friday 8.30/5.30pm
