Job Description:
MATERIALS BUYER - PROPERTY DEVELOPEMNT
Residential Construction, North London
ROLE:
*To facilitate, supervise and manage an efficient materials purchasing system.
*Provide support to the Head of Buying, Commercial and Construction Departments in achieving build programs with the maximum efficiency.
*Reports to Head of Buying
RESPONSABILITIES:
*Overseeing role for day to day buying function.
*To schedule and place material and plant orders with Group National Suppliers / London Term Order suppliers where appropriate or general suppliers, optimising cost and quality.
*To attend all Project internal meetings DTM, package review meetings where appropriate, team Meetings, PRM’s as required by the Commercial/Technical/Construction Departments.
*To check Architects/Engineers drawings for discrepancies and compliance with the required material specification. Thereafter resolving any queries with the Technical Department.
*To produce material enquiries to suppliers for costing and production of schedules and assessing quotations and supplier’s schedules to ensure they are correct.
*To produce material cost reports against budgets for Head Buyer to review with Commercial. This is to included all cost codes forecasts for new sites and as required, to review material cost codes to ensure budgets are not exceeded.
*Project and report material cost increases as they arise on the Valuation report template.
*To resolve invoice queries with the Accounts Department.
*Carry out material on site checks and produce report for own developments to Head of Buying for Board Report.
*Attend site monthly to ensure there are no problems with supplies / materials.
*Duties as deemed appropriate from the Head of Buying.
*Work with Commercial Team to ensure accurate cost reporting.
*Must be capable of taking ownership of their Development and report to the Head of Buying all areas of Risk
Skill Requirements:
*Minimum 2+ years within a similar role within construction.
*Good working knowledge of COINS is a advantage.
*Good Technical understanding of products specified and regulations surrounding their use.
*Previous construction procurement experience.
*Good communicator in relation to interacting with all disciplines.
*Good numerical and commercial acumen.
Offering:
*Competitive annual basic salary of up to $56,000, based on experience.
*Discretionary 10% annual performance bonus paid in January
*Non-contractual bonus typical 2-3% annual, incremental for each year of service to a maximum of 15%. Generally paid in December
*Holiday - 25 days
*Pension - 5% Company Contribution after completion of probation period
*Healthcare - Opportunity to opt in after completion of probation period
*WFH one day a week after probation period.
