Regional Sales Director - Surrey & Berkshire
This is a rare, and exciting opportunity to join one of the UK’s most successful independently owned estate agency groups as a Regional Sales Director responsible for the Surrey & Berkshire Region. You will be initially responsible for seven locations plus further acquisition and new office openings.
Basic - £53,500
OTE - £120,000

Reporting to: Operations Director/Managing Director
Purpose:

·To generate profit by driving income/activity levels of estate agency and associated activities
·To create the largest active market share of any agent in the area
·Maximize resources to increase operational profitability
·Personally generate fee income from daily activities
·Develop long term client relationships to ensure client retention
·Monitor activity to ensure compliance with all relevant legislation and codes of practice
·Ensure that staff are focused on Core Priorities of the business
·Recruit and develop successful teams and individuals who have long term careers with the company
Key Roles & Responsibilities

·Plan and manage personal diary using Regional Maximization Grid to ensure key business areas are monitored.
·Plan diary ahead for Half/Full days in branch in line with Regional Diary Structure policy ensuring that all urgent outstanding items are given priority. Ensure that whilst in branch all outstanding meetings and pending meetings are carried out to maximize efficiency.
·To undertake observations on 15 morning meetings and 15 afternoon meetings per month and provide documented feedback to the manager using the observation form. Highlight and agree actions for areas for improvement and set date to revisit to follow up.
·Pro-actively recruit quality staff for your own operation and the company.
·Mentor and develop staff to retain and improve top performers through regular career reviews and mentoring meetings
·Manage performance consistently through 1-1 performance review meetings.
·Observe, feedback, develop and performance manage Managers and Client Managers to achieve the minimum performance requirements in terms of instruction taking, sell/let through rate, sole/multi %, fee levels and weeks agency.
·Actively ensure you grow market share in your coverage area regardless of market conditions whilst meeting all financial targets.
·Run weekly conference calls for Negotiators and Managers to monitor performance and give recognition reward to top performers
·Ensure managers are fully prepared for periodic reviews & budget meetings with company directors.
·Carry out register reviews at every branch visit to ensure you have a full knowledge of the current stock and highlight opportunities to improve the register such as price changes and resigns to reduce withdraws
·Attend quarterly kick off meetings and any other company initiative outside business hours
·Attend training sessions in order to remain fully aware of the company processes and to ensure continuity with staff.
·Ensure quality of all branch produced marketing material is authorized and produced to the highest standard including press advertising and Niche photography.
KEY PERSONAL RESPONSIBILITIES:

·Personally generate fee income in excess of personal cost to the business. Agree strategy & business model for achieving this with Operations Director/Managing Director and specifically report on the success against this business model on a monthly basis and as part of attendance at group or personal one to one operations meetings
·Carry out Client Visits each month either on branch cover or by choosing selected opportunities.
·Secure the appropriate number of instruction and business opportunities from these instructions and ensure that these are all recorded in your name with related personal commissions being claimed.
·Personally make in excess of 60 property related notes per month where you have taken some personal involvement in securing, managing or maintaining an instruction or deal
·Observe each manager on an Client Visit once per month minimum giving written feedback/performance via the company Client Visit observation sheet
·Step in and cover other branches/territories Client Visits when required for emergency cover
·Personally call all withdraws and abandons
·Personally secure referrals from your instructions and branch based activities in the same ratios as expected from your managers
·Personally writes and submits post for internal media and external social media platforms with focus on success messages and career development success
·Record personal activities in NG and make the associated commission claims without gifting to staff
