Job Description:
Property Manager – Fixed-Term (12 Months)
Location: Edinburgh (EH10 4BZ)
Salary: Up to £30,000 per annum (DOE)
Hours: Full-time, 35 hours/week (Monday–Friday, 9am–5pm)

About the Role
This is an exciting and varied opportunity to join and promote an award-winning service recognised by the Best Estate Agent Guide 2025. We’re looking for a positive, enthusiastic, and organised team member who thrives in a fast-paced environment and is passionate about delivering excellent customer service.
You’ll be the first point of contact for reactive maintenance, liaising with landlords, tenants, and contractors via phone and online platforms. The role requires flexibility, strong communication skills, and the ability to manage a busy and diverse workload.
Key Responsibilities
Daily Tasks
*Manage a portfolio of residential properties
*Handle maintenance requests and issue work orders
*Update landlords and tenants regularly
*Monitor tenancy changes via the "Change Over Board"
*Notify landlords of tenancy issues, rent arrears, or notices to leave
*Conduct check-outs, compile reports, manage deposit returns
*Conduct move-ins, prepare inventories, and meet tenants
Weekly Tasks
*Maintain safety certificate logs and update SME and Dropbox
*Sign off maintenance jobs and manage invoices
*Track and retrieve keys from contractors
*Update utilities, council tax, and meter readings on SME
*Attend weekly team meetings and provide progress reports
Monthly Tasks
*Schedule and conduct interim inspections
*Update inspection logs and send reports to landlords and tenants
Ad Hoc Duties
*Project manage property upgrades and insurance claims
*Prepare and submit HMO applications to City of Edinburgh Council
*Provide holiday/sickness cover for the Property Management team
*Assist with viewings and letting enquiries as needed
*Support general business operations as required
Requirements
*Experience: Minimum 1 year in estate agency or lettings (required)
*Licence: Full UK driving licence (required)
*Qualification: ARLA Property mark Level 6 or equivalent (desirable)
*Skills: *Excellent organisation and time management
*Strong communication and interpersonal skills
*Proactive and adaptable approach
*Ability to work under pressure and manage competing priorities
