Ethical Lettings Agency Officer
*Location: Wigan (Hybrid working)
*Pay: £16.73 per hour (PAYE)

Join the Strategic and Private Sector Housing team as an Ethical Lettings Agency Officer. This role is crucial in managing the Council’s Ethical Lettings Agency (ELA), ensuring that properties are safe, compliant, and that both landlords and tenants receive outstanding support throughout their journey with us.
Day-to-day of the role:
*Manage and oversee leased properties while integrating new ones into the scheme.
*Ensure all properties meet rigorous safety standards including gas, electrical, fire, asbestos, and insurance requirements.
*Facilitate access for contractors to perform necessary checks.
*Collaborate with landlords and agents to increase the portfolio of quality homes.
*Handle lease negotiations and ensure timely rent collection.
*Match tenants with suitable properties and support the sustainability of tenancies.
*Conduct thorough property checks and maintain detailed inventories.
*Respond to queries from landlords and tenants promptly and effectively.
*Provide training on ELA processes to Council teams.
*Keep partners informed about new services and legislative changes.
*Maintain meticulous records in compliance with GDPR.
*Occasionally work outside normal hours and adhere to lone working procedures.
Required Skills & Qualifications:
*Minimum of 5 GCSEs including English and Maths, or equivalent qualifications.
*Proven experience in property management and working directly with landlords.
*In-depth knowledge of housing laws and the local property market.
*Strong ability to generate new business and negotiate effectively.
*Excellent communication, customer service, and problem-solving skills.
*Robust administrative and IT skills with a keen eye for detail.
*Must have a driving licence and own transport.
