Job Description:
Director of Estates required in an independent school in Hammersmith
37.5 hours a week, 52 weeks a year
OVERALL PURPOSE OF THE JOB
Reporting to the Director of Finance, you will be responsible for the management, maintenance
and security of the property and grounds
Line Management: The Director of Estates and Facilities directly manages three roles within the
team and is responsible for the contracts with external Cleaning, Security and Grounds Maintenance providers.
Key Relationships: Estates and Facilities team, Senior Management Team, Health & Safety Committee Members, External Contractors, School Insurers, School Governors, local Residents and Council Officers.
KEY RESPONSIBILITIES:
Estates Maintenance and Repairs
Provide strategic leadership for the estate to ensure that the physical condition of all buildings, boundaries, services, equipment and furnishings meets exemplary standards and supports an outstanding user experience
Oversee full statutory compliance for all estate?related legislation and testing regimes, including (but not limited to) fire safety, electrical systems, gas safety, legionella, asbestos management and ventilation. Ensure robust
monitoring, record-keeping and audit readiness
Ensure the security and resilience of the estate, including the maintenance and monitoring of gates, boundaries, access-control and alert systems, door locking systems and alarms and CCTV, ensuring that security and safeguarding protocols are consistently applied, reviewed and updated in partnership with the relevant School representatives
Select and manage external service providers (e.g., security and cleaning), ensuring they
deliver consistency, high-quality and value-for money services and meet defined performance standards
Be the key point of contact to liaise with insurers, managing all estate-related insurance requirements, risk assessments and claims to ensure appropriate cover and timely resolution


Person Specification
Significant senior-level experience in estates and facilities management within schools, universities, healthcare, hospitality, commercial property, or other complex multi-site environments
Demonstrable experience in strategic estates planning, long-term asset management and capital programme delivery
Proven success in managing large-scale infrastructure projects, procurement processes, contract negotiation and contractor performance management.
Relevant Facilities Management and Health & Safety qualifications (NEBOSH, IOSH, BIFM or equivalent)
Strong working knowledge of estates-related
legislation and compliance frameworks
(HASAWA, CDM, fire safety, water hygiene, asbestos regulations)
Fire marshal training and experience conducting risk assessments (or willingness to obtain)
Strong understanding of sustainability, energy management and carbon reduction strategies.
Strong IT skills including BMS, CAFM, project management tools and compliance systems
