Job Description:
Block Manager (Property)
Salary: £32k - £38k DOE + company benefit package
Location: Hove
Hours: Mon-Fri 9am – 17.30pm (Part time applicants can also be considered).
Are you an experienced Block Manager looking to join a reputable and expanding organisation where your expertise will be genuinely valued?
This is an exciting opportunity to take ownership of a small but growing portfolio while helping to drive forward an ambitious Block Management service within a well-established and supportive team in Hove.
You will manage existing clients with confidence, nurture strong relationships with leaseholders and freeholders, and play a key role in bringing in new management instructions. The role also offers excellent exposure to service charge management, accounts liaison and long-term maintenance planning, alongside the opportunity to gain industry qualifications.
Responsibilities:
*Manage a small but expanding portfolio of residential blocks.
*Work closely with the Client Services team on accounting, invoicing and service charge management.
*Build and maintain strong relationships with leaseholders, freeholders and contractors.
*Identify and secure new block management instructions, supporting the growth of the department.
*Provide efficient service to landlords and leaseholders, ensuring contractual and financial obligations are met.
*Attend monthly department meetings and weekly property management meetings to deliver progress updates.
*Prepare and issue service charge budgets.
*Review draft annual service charge accounts prior to external accountant sign-off and circulation.
*Carry out routine and emergency property inspections.
*Prepare inspection reports for internal use and follow-up actions.
*Ensure compliance with all health & safety requirements, including fire risk assessments.
*Liaise with surveyors/structural engineers for diagnostic investigations.
*Prepare basic long-term maintenance plans and brief surveyors for more complex capital expenditure planning.
*Handle enquiries from lessees regarding repairs and service charge matters.
*Produce and manage tender documents, review submissions and appoint contractors.
*Administer Section 20 consultations for major works.
*Work collaboratively with internal teams including Insurance and Accounts.
*Attend AGMs and lessee meetings as required.
To apply for this role, you will need the following skills and experience:
*Proven block management background and a genuine interest in being a fully-fledged block manager.
*Experience of dealing with mixed use property and estate management.
*Good knowledge of the legislation framework pertaining to long leasehold residential and mixed-use management.
*Excellent communication skills with the ability to meet strict deadlines.
*Good IT skills, Microsoft and using property CRM systems.
*TPI qualified or happy to take the qualifications.
