Job Description:
Are you a problem-solver with a passion for property and people? We are looking for an organized, resilient Property Manager to oversee a high-quality portfolio of residential properties across Wimbledon and Morden.
You will be the primary point of contact for both landlords and tenants, ensuring that tenancies run smoothly, properties are impeccably maintained, and our clients’ investments are protected.
Key Responsibilities*Portfolio Management: Manage a dedicated portfolio of approximately 100–120 residential units.
*Maintenance: Coordinate reactive and planned repairs, liaising with our vetted pool of contractors.
*Compliance: Ensure all properties meet the latest safety regulations (Gas Safety, EICR, EPC, and Selective Licensing where applicable).
*Relationship Management: Conduct mid-term inspections and manage the end-to-end checkout and deposit return process.
*Financial Oversight: Manage service charges, ground rents, and contractor invoices via our management software.
What We’re Looking For*Experience: At least 1–2 years in Residential Property Management.
*Local Savvy: Familiarity with the Wimbledon area and the specific needs of premium-market tenants.
*Communication: A "people person" who can remain calm under pressure and handle difficult conversations with diplomacy.
*Qualifications: ARLA/Propertymark Level 3 is highly preferred (if you don’t have it, we will support you in achieving it).
*Tech-Savvy: Comfortable using property management software (e.g., Reapit, Fixflo, or Arthur Online).
