Job Title: Technical Sales
Reports to: Head of Sales
Role Overview
The Technical Sales Leadis responsible for leading high-value client projects from initial business development engagement through to client instruction and structured handover into Pre-construction teams.
This is a commercially focused, sales role combining client relationship ownership, analytical costing and delivery readiness. The role operates coordinates closely with design and operations teams, ensuring projects are accurately scoped, robustly costed and commercially protected before reaching site.
You will work with high-end clients, landlords, agents and professional teams on projects ranging from £100k to multi-million-pound developments, building long-term trusted relationships and supporting repeat business growth.
Purpose of the Role
To take ownership of projects from business development handover through to client instruction, ensuring each opportunity is professionally managed, analytically costed, commercially governed and fully prepared for successful delivery.
Key Responsibilities
Client & Project Leadership
*Act as the commercial and project lead for new client opportunities following handover from the Business Development team
*Attend client meetings alongside the design team to develop and shape project briefs
*Manage relationships with high-end clients, landlords, agents and professional stakeholders
*Build trusted, long-term client partnerships through a professional, consultative and delivery-focused approach
*Represent McFeggan Brown as a credible commercial and delivery partner
Commercial & Analytical Cost Management
*Lead the full project costing process from concept through to contract
*Build detailed, structured project cost models using Excel and internal costing tools
*Analyse subcontractor quotations, supplier pricing and commercial risk
*Manage value engineering exercises where required
*Maintain strong cost intelligence across the supply chain
*Ensure pricing is fully aligned with scope, methodology and programme
*Protect project margins through robust commercial governance
Pre-Contract Project Management
*Own projects through McFeggan Brown’s structured sales and pre-contract checklist process
*Survey buildings and manage subcontractor site visits to enable accurate pricing
*Develop detailed scopes of work aligned to design intent and delivery methodology
*Produce outline construction programmes at sales stage
*Manage risk, assumptions and dependencies within each project
*Ensure all project information is packaged clearly for operational delivery
Contract & Deal Management
*Lead commercial negotiations with clients and professional teams
*Manage scope clarification and change control
*Ensure all commercial risks are identified and mitigated prior to contract
*Support the conversion of opportunities into secured projects
*Maintain governance around project approval/instruction
Sales & Client Development
*Support the Business Development team in positioning McFeggan Brown’s value proposition
*Contribute to compelling client proposals and presentations
*Support client engagement strategies and long-term account development
*Identify opportunities for repeat business and portfolio expansion
*Act as a senior commercial contact for key client accounts
Handover to Operations
*Lead the structured handover of secured projects into pre-construction team, who would then subsequently pass to operations
*Support Pre-construction team to align design, delivery methodology and commercial position prior to site start
*Maintain relationship and check in with client on a regular basis during construction.
Project Profile
*Project values typically range from £100,000 to multi-million-pound developments
*High-end commercial fit-out, refurbishment and construction projects
*Blue-chip clients, landlords, managing agents and professional teams
Skills, Experience & Attributes
Essential
*Previous experience of practically running/managing a project
*Proven experience in a commercial project management, pre-contracts or sales-led delivery role
*Strong analytical and financial capability with advanced Excel skills
*Experience building and managing complex project cost models
*Strong understanding of construction project lifecycles and procurement
*Experience managing subcontractor tendering and commercial analysis
*Excellent client-facing and stakeholder management skills
*Confident leading negotiations and commercial discussions
*Strong organisational and project management capability
Desirable
*Background in commercial fit-out, refurbishment or design & build
*Experience working with landlords, agents and professional consultancies
*Knowledge of contract forms and commercial governance
