Job Title: Property Manager - £28,000 - £30,000 (pro rata)
Location:Home based (may require travel to head office for meetings)

Job Overview
We are seeking a motivated and dedicated Property Manager to join our team. This role involves managing a shared portfolio of approx. 350 residential properties whilst providing excellent customer service to both Landlords and Tenants. The ideal candidate will have a keen eye for detail, strong communication skills, and a passion for the property market.
Key Responsibilities
Property Management:
*Manage a portfolio of residential rental properties
*Act as main point of contact for landlords and tenants
*Ensure compliance with all housing legislation and safety requirements
*Manage tenant onboarding, renewals, and end-of-tenancy processes
*Arrange property inspections and follow up on issues
*Arrange and oversee property maintenance and repairs
*Instruct and manage contractors and suppliers
*Manage rent arrears
*Prepare landlord statements and financial reports
*Handle tenant queries
*Ensure deposits are correctly protected and administered
*Serve notices and manage tenancy breaches where required
*Coordinate inventories, check-ins, and check-outs
*Advise landlords on compliance, and property performance
*Maintain accurate property and tenancy records
*Deliver high levels of customer service and professionalism
*Handling deposit returns
*Handling rent insurance/eviction claims
*Serving Section notices
Requirements
*Previous experience in residential property management a must
*Excellent organisational and time management skills
*ARLA qualified preferred
*Outstanding communication and interpersonal abilities
*Proficient in using property management software
*Ability to work independently and as part of a team
