Property Manager - Southern Region
Field-Based | Multi-Site Hospitality Estate
I’m currently partnering with a growing hospitality operator to recruit a Property Manager for their Southern region, covering pubs across the Midlands, South Wales, South West and Eastern counties. This is a brilliant opportunity for someone who thrives in a fast-paced, multi-site environment and enjoys being out on the road, supporting operators and keeping sites safe, compliant and trading.
Key Responsibilities:
*Oversee reactive and planned maintenance across the region, ensuring works are prioritised effectively, delivered within SLA and clearly communicated to Publicans and internal teams.
*Work within a live trading environment, maintaining operational continuity, safety and compliance at all times.
*Act as the primary property contact for your patch, building trusted relationships and supporting Publicans with pragmatic, commercial property advice.
*Conduct regular site condition inspections, identifying risks early to protect asset value and minimise disruption to trade.
*Manage statutory compliance (Asbestos, EICR, Gas Safety, FRA, water hygiene), ensuring all inspections and remedials are completed on time and cost-
*Complete condition surveys to forecast maintenance requirements and support long-term planning.
*Deliver minor capital works and site improvement projects, ensuring timely, cost-effective completion with minimum operational impact.
*Support larger capital projects with regional insight to ensure practical, maintainable outcomes.
*Manage contractor performance, ensuring quality, safe systems of work and strong value for money.
*Collaborate closely with Operations, Finance and senior leadership to align property decisions with commercial priorities.
*Make balanced, commercial decisions, weighing cost, risk, and trading impact.
Ideal Candidate Profile:
*Experience managing property, estates or maintenance across a hospitality, retail or leisure portfolio.
*Strong multi-site management capability, comfortable overseeing a geographically dispersed region.
*Solid background in reactive and planned maintenance within a live operational environment.
*Good working knowledge of statutory compliance and building safety requirements.
*Commercially astute, confident in making value-led decisions.
*Strong stakeholder and relationship-building skills, able to influence Publicans, contractors and internal teams.
*Highly organised, self-motivated and comfortable working autonomously.
*Passion for hospitality and keeping sites open, safe and welcoming.
*MRICS / MCIOB desirable but not essential.
*Full UK driving licence required.
