Overview
A well-established and respected property management company is seeking a new Block Manager to join their growing team in a newly created role. You’ll be given the freedom to self-manage a portfolio of residential blocks, acting as the main point of contact for clients and leaseholders.
This will be a localised portfolio in and around Greater London with minimal outliers.
As part of their training scheme, this company will fund your TPI (previously IRPM) qualifications which will lead to a salary increase once completed. If you are part or fully qualified in this already, this will be reflected in starting salary.
This is a full-time role, Monday–Friday with very flexible hybrid working after probation.
Salary is dependent on experience & qualifications. Higher salaries can be discussed.
Duties
*Prepare and manage service charge budgets
*Handle Section 20 consultations for major works and long-term contracts
*Organise and attend AGMs, EGMs, and residents’ meetings, preparing notices and minutes
*Ensure compliance with Health & Safety regulations, maintaining accurate risk assessment records
*Oversee day-to-day repairs and maintenance, obtaining quotations and instructing contractors
*Manage insurance renewals and claims for buildings and Directors & Officers cover
*Monitor arrears and liaise with credit control on recovery of service charges
*Respond to leaseholder queries promptly and professionally
*Maintain accurate records and ensure adherence to ARMA and RICS best practice guidelines
What we’re looking for
A successful candidate will have prior or similar experience in leasehold block management and access to their own vehicle for site visits.
