Job Description:
Cobalt Recruitment is delighted to be representing a leading UK property management firm in the appointment of a Building Manager on a 12-month fixed-term contract, overseeing a distinctive commercial campus in West London. The development forms part of a growing cluster focused on innovation and advanced research occupiers, with the estate currently undergoing an exciting period of repositioning and investment.
The successful individual will take responsibility for the operational management of the campus, which combines a recently refurbished building being positioned for laboratory and life science tenants alongside a neighbouring waterfront property scheduled for a substantial refurbishment programme. Working closely with an engaged asset management team and landlord representatives based on site, the Building Manager will play a central role in ensuring the estate operates to a high technical and service standard while supporting the next phase of its evolution.
Key responsibilities will include:
*Oversee the day-to-day facilities management of a multi-building commercial campus, ensuring services are delivered in accordance with agreed SLAs and operational standards
*Monitor and manage the performance of hard and soft FM contractors, ensuring compliance with contractual obligations and service delivery expectations
*Undertake regular building inspections across common areas, plant rooms, and external spaces, identifying defects and coordinating remedial works
*Ensure plant and equipment maintenance programmes are delivered in line with PPM schedules and statutory compliance requirements
*Manage fire safety systems testing, equipment checks, and associated compliance documentation in accordance with regulatory standards
*Support the coordination of refurbishment works and tenant fit-outs, liaising with project teams, contractors, and building stakeholders
*Act as the primary on-site contact for landlord and asset management representatives, maintaining regular communication and providing operational updates
*Provide oversight and day-to-day support to the on-site Assistant, ensuring effective delivery of operational responsibilities
*Assist with service charge budget preparation, expenditure monitoring, and invoice approval within agreed financial parameters
*Review tenant works and alterations to ensure appropriate approvals are obtained and statutory obligations are met
*Maintain accurate operational and compliance reporting relating to contractor performance, building services, and site activity
*Respond to incidents or emergencies as required, coordinating contractors and specialist support where necessary
The successful candidate will demonstrate prior experience in a Building Manager or Facilities Manager role within a multi-let commercial property environment. Experience supporting refurbishment or repositioning projects and managing contractor performance in technically complex buildings will be highly beneficial, alongside the confidence to liaise directly with engaged landlord representatives. Candidates should possess strong knowledge of statutory compliance and building services, with IOSH qualification expected and NEBOSH advantageous.
