Operations Manager – Maintenance Operations
Location: Birmingham
Salary:£62-65,000
Contract:Permanent / Full-time – ideal start date in April

Reed are now seeking a dynamic Operations Manager to play a pivotal role in delivering Maintenance Operations Business Plan and driving service excellence across multiple workstreams.
About the Role
You will lead and motivate a team of Trade Supervisors, Trade Engineers, Surveyors and subcontractors to ensure the effective delivery of responsive repairs and maintenance services.
You will oversee day-to-day operations, ensuring priorities are met within time, cost, and budget constraints. Through strong leadership, commercial awareness, and a commitment to continuous improvement, you will help shape the future of our Maintenance Operations service.
This role offers the chance to make a meaningful impact—enhancing customer experience, strengthening operational performance, and contributing to the ongoing development of our maintenance strategy.
Key Responsibilities
As Operations Manager, you will:
*Provide strong, proactive field management directly and through Supervisors.
*Ensure technical resources, including Surveyors, are effectively deployed.
*Manage contractors to deliver services that meet contractual obligations and value-for-money standards.
*Work closely with support functions to deliver timely, cost-efficient, customer-focused services.
*Build and maintain strong relationships with internal and external clients, continually striving to exceed expectations.
*Operate within budget, delivering financial and operational targets.
*Support delivery of voids, programmed and project work when required.
*Monitor and deliver against customer, commercial and operational KPIs.
*Lead high-quality service delivery across all areas of Maintenance Operations.
*Produce and monitor performance management information.
*Attend management meetings and ensure effective team communication and review processes.
*Develop the technical and operational capability of the workforce.
*Promote positive customer engagement and ensure adherence to company values.
*Maintain compliance with designs, specifications, standards and HSQE requirements.
About You
To be successful in this role, you will bring:
*CIH Level 5 (or willingness to work towards it).
*Proven experience delivering maintenance or building services—ideally in social housing—across a dispersed geographical area.
*A strong track record of managing and motivating teams to achieve financial and operational targets.
*Solid knowledge of health and safety legislation (including CDM) and its application in a repairs environment.
*Competence in setting, monitoring, and managing budgets.
*The ability to promote a zero-accident culture.
*Experience managing trade-based teams across voids, responsive repairs and planned works.
*Excellent communication skills, with the ability to influence customers, suppliers, and subcontractors.
