Property Manager (Build-to-Rent) - Manchester
Salary: £30,000 - £32,000 per annum

Are you experienced in property management or new homes and looking to continue your career in an established, but rapidly growing property business? This is an excellent opportunity to join a leading specialist in new build residential schemes.
Our client is seeking a proactive and highly organised individual to manage post-completion customer care, ensuring defects are handled efficiently and homeowners receive a high standard of service.
Key Responsibilities:
*Defects Management: Take ownership of reported defects within new build properties, ensuring issues are logged, tracked, and resolved within agreed timeframes.
*Developer Liaison: Act as the key point of contact between homeowners, developers, and contractors to coordinate remedial works.
*Customer Support: Provide a high level of customer service to residents, managing expectations and keeping them updated throughout the defects resolution process.
*Snagging Coordination: Oversee snagging lists post-completion, ensuring all items are addressed in line with warranty standards (e.g. NHBC or equivalent).
*Contractor Management: Arrange access, schedule works, and monitor the quality and completion of repairs carried out by contractors.
*Inspections: Carry out property visits where required to assess defects and ensure works have been completed to a satisfactory standard.
*Compliance & Warranty: Ensure all works are handled in accordance with relevant warranties, developer obligations, and health & safety requirements.
*Reporting: Maintain accurate records and provide updates on defect cases, resolutions, and outstanding issues.
The Ideal Candidate:
*Experience within new homes, property management, or defects/aftercare specific to property.
*Strong communication skills with the ability to manage multiple stakeholders (residents, developers, contractors)
*Highly organised with excellent attention to detail
*Ability to manage a high-volume workload and prioritise effectively
*Confident working both independently and as part of a team
*Full UK driving licence preferred
Job Benefits:
*£30,000 - £32,000 per annum, plus bonus
