Property Surveyor
Daily Rate: £400–£450
Location: Various locations across the UK
Job Type: Contract (Initial 3 months, likely to extend to 6 months)
We are seeking a Chartered Building Surveyor to join our team as a Property Surveyor on an interim basis. The successful candidate will support the acquisition, refurbishment, and delivery of residential care homes, aiming to enhance the quality and standards of accommodation for children and young people.
Day-to-day of the role:
Pre-Acquisition
*Identify and assess property acquisition opportunities on a rolling 4-week cycle.
*Coordinate desktop reviews and approvals with Service Providers and Local Authorities.
*Lead property viewings and present viable options to the Property Advisory Group.
Due Diligence & Acquisition
*Commission and manage surveys, valuations, and legal due diligence.
*Oversee conveyancing through to completion.
*Prepare Board reports and secure internal approvals.
Post-Acquisition & Delivery
*Onboard acquired properties across Estates, Finance, Insurance, and Utilities.
*Manage external consultants for surveys, design, planning, and compliance.
*Develop and approve detailed Descriptions of Works (DOW).
Refurbishment & Project Delivery
*Lead project management of refurbishment works.
*Manage costs, programme, risk, and quality.
*Administer JCT contracts, variations, payments, and certifications.
*Chair site meetings and carry out regular inspections.
Procurement
*Lead procurement of consultants and contractors via compliant processes and frameworks.
Required Skills & Qualifications
*Chartered Building Surveyor with strong experience in project management, contract administration, property acquisition, and due diligence.
*Proven ability to manage multiple projects simultaneously.
*Strong communication and negotiation skills.
*Experience in leading and managing refurbishment projects.
*Knowledge of JCT contracts and procurement processes.
