Maintenance Manager (Housing Association)


An excellent opportunity has arisen for an experienced Maintenance Manager to join a well-established housing association within a busy and evolving Property Services function, based in Central London. This role plays a key part in overseeing responsive repairs, planned works delivery, and contractor performance across a diverse residential portfolio.


The post holder will be responsible for ensuring high-quality, customer-focused maintenance services, working closely with internal teams and external contractors to deliver safe, compliant, and well-maintained homes for residents.




Key Responsibilities:
• Oversee the delivery of responsive repairs and day-to-day maintenance services across the housing stock
• Manage contractor performance, ensuring works are delivered on time, within budget, and to required quality standards
• Lead on the coordination of planned maintenance programmes and cyclical works
• Monitor KPIs and service performance, driving continuous improvement across maintenance delivery
• Ensure compliance with housing regulations, including health & safety, building safety, and statutory obligations
• Manage budgets, forecasts, and cost control across maintenance and repairs services
• Work closely with Asset Management, Compliance, and Customer Service teams to ensure a joined-up approach
• Handle escalated resident queries and complaints, ensuring high levels of customer satisfaction
• Support procurement activities, including contractor selection and contract management
• Provide leadership and guidance to in-house teams and/or external service providers




Ideal Candidate Profile:
• Proven experience in a Maintenance Manager or Repairs Manager role within a housing association or social housing provider
• Strong understanding of responsive repairs, planned works, and contractor management
• Good knowledge of housing compliance and regulatory frameworks (e.g. H&S, Building Safety)
• Experience managing budgets and driving value for money across service delivery
• Strong stakeholder management skills, with the ability to engage both residents and internal teams
• Experience working with housing management and repairs systems (e.g. Northgate, Keystone, Civica, MRI) desirable
• A proactive, solutions-focused approach with the ability to manage competing priorities
• Excellent communication and organisational skills




Location: Central London
Hours: 37.5 hours per week
Contract: Permanent
Salary: £50,000 - £60,000
