Location - Manchester
Basic Salary: £35,000 + OTE - £45,000
Working hours: Monday to Thursday - 9am - 5.30pm, Friday - 9am - 5pm. Working Alternative Saturday from 10am -4pm with a day off in the week. (This can be negotiated)
Are you an experienced Lettings Negotiator or Property Manager looking for a varied role where no two days are the same?
Our client, a leading independent estate agency, is looking for a proactive and customer-focused Lettings Property Manager to join their successful team. This role combines the excitement of lettings with the responsibility of portfolio management, making it ideal for someone who enjoys building relationships, securing tenancies, and delivering exceptional service to landlords and tenants alike.
Key Responsibilities
*Manage a portfolio of residential rental properties, ensuring excellent service is delivered to landlords and tenants.
*Build and maintain strong relationships with landlords, tenants, and contractors.
*Arrange and conduct property viewings with prospective tenants.
*Manage the lettings process from initial enquiry through to move-in.
*Negotiate tenancy terms and secure successful lets.
*Coordinate maintenance and repair works, liaising with contractors and tenants.
*Carry out regular property inspections and report findings to landlords.
*Ensure rent is collected promptly and manage any arrears where necessary.
*Handle tenancy renewals, amendments, and related administration.
*Ensure properties remain compliant with current legislation and health & safety requirements.
*Keep up to date with local market conditions and provide advice to landlords where required.
*Maintain accurate records and prepare reports when necessary.
The Ideal Candidate
*Previous experience within residential lettings, property management, or a combined role.
*Strong customer service and relationship-building skills.
*Excellent communication and negotiation abilities.
*Highly organised with the ability to manage multiple priorities.
*Good knowledge of current lettings legislation and compliance requirements.
*Experience using property management or CRM software.
*Ability to work independently and as part of a team.
*Full UK driving licence and access to a vehicle.
