Job Description:
Full job descriptionOur client is seeking a technically strong and driven Facilities Manager to oversee operations at a high-spec, large-scale residential asset (320+ units and 13,000+ sq ft of commercial space) within the rapidly growing Build-to-Rent sector.
Working closely with senior operational leadership, you will take full ownership of the building’s performance, ensuring seamless day-to-day operations, exceptional resident experience, and full compliance across all M&E systems and statutory requirements. This is a high-impact, visible role where you will lead on-site teams, manage contractors, and drive operational excellence.

Key Responsibilities:
*Take full ownership of building operations, including all hard services, compliance, and maintenance delivery
*Lead and manage a team of on-site technicians to ensure high performance and efficiency
*Oversee and deliver PPM programmes and reactive maintenance, ensuring full statutory compliance
*Manage contractors, suppliers, and service partners, ensuring strong performance and value delivery
*Monitor building systems (HVAC, electrical, water, BMS) to maintain optimal performance
*Act as a key point of contact for residents, ensuring issues are handled quickly and professionally
*Produce regular operational and compliance reports for internal stakeholders
*Drive continuous improvements in asset performance, efficiency, and service delivery
Your Requirements:
*Proven experience as a Facilities Manager / Maintenance Manager within residential, BTR, PBSA, or hospitality environments
*Strong technical background with working knowledge of M&E systems, HVAC, and building services
*Experience managing PPMs, compliance frameworks, and contractor delivery
*Confident leading teams and managing day-to-day building operations
*Strong organisational and problem-solving skills with the ability to prioritise effectively
*Resident-focused mindset with excellent communication and stakeholder management skills
*Comfortable working in a hands-on, site-based environment with full operational responsibility
