Salary: £28,000 – £32,000 + benefits
We are currently working in partnership with a highly regarded independent estate agency in Exeter to recruit an experienced and commercially minded Senior Lettings Negotiator.
This is an excellent opportunity for an established lettings professional who is looking to take on a senior, hands-on role within a busy and growing department, offering real scope to influence performance and support team development.
The Opportunity
Working closely with the Head of Lettings, you will play a key role in the day-to-day running of the department. This will include driving new business, managing landlord relationships, overseeing relets, and supporting a Lettings Negotiator to ensure high standards of service are consistently delivered.
This is a varied and fast-paced position, suited to someone who enjoys responsibility, is results-driven, and takes a proactive approach to both client management and business growth.
Key Responsibilities
*Conduct market appraisals for prospective and existing landlords
*Identify and secure new business opportunities
*Manage and retain landlord relationships
*Handle applicant enquiries and coordinate viewings
*Carry out viewings, provide feedback, and negotiate offers
*Drive weekly letting targets and monthly move-ins
*Oversee the relet process to minimise void periods
*Support tenancy progression and administration
*Manage Section 13 rent increases in line with legislation
*Ensure full compliance with lettings regulations and internal procedures
*Support and mentor a Lettings Negotiator
*Maintain accurate records using CRM and lettings systems
About You
*Proven experience within residential lettings, ideally at a senior level
*Strong track record in winning and retaining landlord business
*Confident in carrying out market appraisals and negotiations
*Excellent communication and organisational skills
*Commercially aware with a target-driven mindset
*Strong knowledge of lettings legislation and compliance
*Comfortable using CRM systems and internal processes
*A team player with the ability to support and develop others
*Full UK driving licence
*ARLA / Propertymark qualifications would be advantageous but are not essential.
