An excellent opportunity has arisen for an experienced Senior Estates Operations Manager to join a large NHS Trust within a complex, multi-site Estates and Facilities function.
This role plays a key part in ensuring the safe, compliant, and efficient delivery of estates services across all Trust sites, supporting critical healthcare environments. The position is responsible for overseeing statutory compliance, planned and reactive maintenance, and operational estates performance.
The Senior Estates Operations Manager will lead a multidisciplinary estates team, working closely with internal stakeholders and external contractors to ensure high-quality, responsive, and compliant service delivery across the estate.
Estates Operations Manager - Key Responsibilities:
*Lead the delivery of estates operations across multiple healthcare sites, ensuring safe and compliant environments
*Oversee statutory maintenance (SPM) and planned preventative maintenance (PPM) programmes across the estate
*Manage reactive maintenance services, ensuring issues are addressed promptly to minimise disruption to clinical services
*Maintain estate condition standards, managing backlog maintenance programmes and prioritising works
*Lead and manage a multidisciplinary estates team, including workforce planning and development
*Ensure compliance with all relevant legislation, NHS guidance, and health & safety requirements
*Manage and monitor contractor performance, ensuring work is delivered to agreed standards and KPIs
*Oversee minor works and contribute to capital schemes relating to estate upgrades and improvements
*Develop and implement operational and business plans to improve service delivery and estate performance
*Manage significant budgets and drive cost efficiency across estates operations
*Ensure robust governance, reporting, and audit processes are in place, including compliance reporting to senior leadership and committees
*Work collaboratively with clinical teams, senior managers, and external stakeholders to support operational delivery
*Support sustainability initiatives and long-term estate strategy planning
*Ensure effective use of estates systems (e.g., CAFM) and performance data to drive improvements
Ideal Candidate Profile:
*Significant experience in Estates / Facilities Management within NHS or a complex organisation
*Strong knowledge of statutory compliance, maintenance regimes, and health & safety regulations
*Proven experience managing large estates operations teams and contractor supply chains
*Demonstrable experience managing substantial budgets and delivering cost efficiencies
*Strong understanding of planned and reactive maintenance delivery models
*Excellent stakeholder engagement skills, with experience working in complex, multi-site environments
*Experience delivering service improvements and managing change within operational teams
*Strong analytical and reporting skills, with experience using estates systems and KPIs
*Relevant professional qualifications (e.g., engineering, building services, FM) desirable
*Leadership experience with the ability to develop high-performing teams
