Job Description:
Full job descriptionAs a Property Manager, you’ll be the person who keeps the development running smoothly day to day. You’ll be based on-site at a development operated by a specialist provider of retirement and independent living properties. You’ll own the day-to-day running of the building, lead on compliance and maintenance, and build the kind of relationships where residents trust you to keep their home safe, secure and well maintained.
What You’ll Do
*Take ownership of the day-to-day management of a residential development, ensuring the building and grounds remain safe, secure and well maintained for every resident.
*Be the first point of contact for residents on property matters, repairs, emergencies and everyday questions, resolving issues quickly and keeping them informed.
*Carry out daily walkarounds, monthly compliance checks and quarterly communal fire door inspections, making sure communal areas and safety systems stay compliant and inspection-ready.
*Manage maintenance and contractors end to end, so repairs and planned works are completed promptly, to standard and with minimal disruption to residents.
*Keep an eye on residents’ wellbeing as part of a well-run development, signposting to the right support and escalating any concerns to the appropriate services when needed.
*Keep resident records and Personal Emergency Evacuation Plans (PEEPs) accurate and up to date, so the right information is always available in an emergency.
*Use your knowledge of leasehold rights and responsibilities to handle queries fairly and consistently, escalating complex matters to your line manager while keeping relationships positive across the development.
What You’ll Bring
*You have experience in property, block or housing management, ideally within retirement, leasehold or a closely related residential environment.
*You have an approachable, professional manner, with the patience and understanding to work well with residents aged 55 and over.
*You have strong communication skills and the ability to build positive, trusting relationships with leaseholders, their families, contractors and colleagues.
*You are confident using Microsoft Office, especially email and spreadsheets, and comfortable working with paper-based records to stay organised.
*You have awareness or working knowledge of leasehold management and housing compliance, plus the willingness to deepen that knowledge on the job.
*You bring a dependable approach to lone working, balancing clear procedures with sound judgement in a site-based Property Manager role.
