Job Description:
Full job descriptionOur Client are looking for an experienced Maintenance Operative to join their team at a luxury residential estate in South East London.
Working Monday to Friday, hours are 8:30am - 5pm.
Salary ranges from £30,000 - £35,000 annually dependant on experience.
Duties include:
*To carry out maintenance matters as required by the Property Manager, Facilities or the RMC.
*You will be expected to work to a weekly schedule which will encompass the maintenance work of the development.
*Assist the other staff on site including Concierge and Porters, by acting as a permanent presence around the estate. You will be expected to report any breaches of security or suspicious occurrence to the onsite concierge immediately.
*To carry out any ad hoc duties as stipulated by the Property Manager, Facilities Manager or RMC.
*Carry out communal lighting inspections of the building and replace any defective bulbs.
*Carry out weekly fire alarm test, emergency lighting test, sprinkler system and fire alarm panel checks and to report any issues to the fire systems maintenance company.
*To maintain a diary detailing the scheduled jobs over a 4 week period.
*Maintain up to date records and checks, reporting back on a weekly basis.
*Maintain adequate stock.
*Ensure that all Maintenance storage locations are clean and tidy.
*AOV checks & reporting; visual, monthly testing, management of external contractors, reporting defects.
*Emergency Light test (two man where required)
*Dry Riser - visual check: completing on the BSA app for uploading to the Risk System
*Fire Extinguisher checks
*Ladder checks - visual check: reporting in log book
*PIB Boxes - ensure all correct information is contained within (can be delegated to FM Administrator)
*Firefighter lift tests.
*Lift (non-firefighting)
*Fire alarm & manual call points.
*BSA monthly walk rounds.
*Fire door inspections.
*Instruction and/or delegation to FM Admin contractor works required (expenditure limit to be agreed)
*Obtaining/delegating to FM admin acquiring of quotation for works required that have either been noted in maintenance reports
*Completion of Permits to Work
*Checking contractor works upon completion with picture evidence
*Assisting with move in/move out procedures (lift curtains, securing areas)
*Managing contractors on site re PPE, safe working practices
*Obtaining/delegating to FM admin acquiring of quotation for works required that have either been noted in maintenance reports or general
*You will be required to carry out planned project work as and when required.
*Work with the Facilities Manager to ensure that maintenance contractors fulfil their contractual obligations in terms of frequency of visits, response times etc.
*You are expected to be flexible and undertake reasonable additional duties as required by the Facilities Manager.
*Assist in maintaining the presentation and safety of all public areas.
*Interact with all stakeholders in a courteous, professional and helpful manner.
*To report all breaches, damage or system failure to the Estate Manager.
Qualifications Required:
*Electrically qualified to carry out basic replacement of lighting and smaller electrical tasks.
*Experience with AOVs and Emergency Light Testing
