Full job descriptionA Senior Building Surveyor is needed for a rare client-side opportunity managing refurbishment, redevelopment and professional instructions across a substantial London property portfolio.
The successful Senior Building Surveyor will join a close-knit consultancy working alongside an established property investment business. You will have direct access to decision-makers, varied commercial and residential assets, and the freedom to manage work without layers of corporate process or fee targets.
The Senior Building Surveyor Role
The Senior Building Surveyor will act as Project Manager, Contract Administrator and Employer’s Agent across refurbishment and redevelopment schemes involving occupied and vacant properties of varying age and construction.
Alongside project delivery, you will provide a broad range of professional services, including dilapidations, defect diagnosis, party wall matters and planned maintenance advice. This is a varied role for a Senior Building Surveyor who enjoys taking ownership, working closely with clients and seeing recommendations carried through into completed works.
Duties of the Senior Building Surveyor to include:
*Prepare specifications and schedules of work for tender
* Manage tender processes and report on contractor submissions
* Deliver projects as Project Manager, Contract Administrator and Employer’s Agent
* Undertake landlord-side dilapidations inspections and negotiate claims
* Diagnose defects across commercial and residential properties
* Review tenant alteration proposals and inspect completed works
* Prepare planned maintenance reports and capital expenditure plans
* Produce schedules of condition and undertake party wall work
* Advise on energy-efficiency legislation and EPC requirements
The Person?
The successful Senior Building Surveyor will be confident managing a broad workload independently while working closely with a Director and wider property team.
The Senior Building Surveyor will ideally have:
*MRICS qualification and strong post-qualification experience
* A degree in Building Surveying
* Private practice or client-side experience
* Commercial and residential building surveying knowledge
* Strong contract administration and project delivery experience
* Experience of dilapidations, defect diagnosis and party wall matters
* The ability to manage clients, contractors, tenants and other stakeholders
* Working knowledge of NBS, with AutoCAD experience beneficial
