Full job descriptionJoin a London building consultancy where a Building Surveyor can manage their own clients, see projects through properly and avoid the narrow remit often found in larger corporate teams. All while getting structured APC support towards MRICS.
The successful Building Surveyor will work within an independent practice advising commercial landlords, occupiers and investors across office, industrial and mixed-use property. The team is deliberately lean, giving surveyors direct access to the directors and a meaningful say in how instructions are delivered.
The Building Surveyor Role
The Building Surveyor will handle a balanced mix of professional and project work, including pre-acquisition surveys, dilapidations, licences for alteration and refurbishment schemes. You will manage instructions from first client contact through to reporting, negotiation or project completion.
Clients value practical advice and quick decisions, so the role will suit a Building Surveyor who enjoys autonomy and wants to build long-term relationships without layers of internal approval.
The team is selective about the work it takes on, placing emphasis on clear advice, sensible workloads and long-term client relationships.
Surveyors are encouraged to bring ideas forward and improve how projects are delivered, rather than simply follow a fixed corporate process.
Duties of the Building Surveyor to include:
*Undertake technical due diligence and acquisition surveys
*Prepare and negotiate dilapidations claims
*Act as Contract Administrator on refurbishment projects
*Review licenses for alteration
*Complete defect investigations and technical reports
*Prepare schedules of condition and planned maintenance advice
*Manage client relationships and identify repeat work
*Support junior surveyors with technical guidance
The Person?
The successful Building Surveyor will have consultancy experience and be capable of managing professional instructions with limited supervision.
The Building Surveyor will ideally have:
*A RICS-accredited Building Surveying degree
*Working towards MRICS
*Commercial property experience
*Good knowledge of dilapidations and technical due diligence
*Contract administration experience
*Strong written reporting and negotiation skills
*The confidence to deal directly with clients
