Job Description:
Full job descriptionAgilis Search is proud to be partnering with an established business in Ipswich who are seeking an experienced and commercially minded Estates Manager on a permanent basis due to growth.
As Estates Manager in the culture-focused business, you will work in a broad, hands-on role with responsibility for the day-to-day management, compliance, cost control and effective utilisation of the estate, while also supporting wider property strategy, projects and transactions.
Key Responsibilities
*Manage a mixed portfolio of freehold and leasehold properties, maintaining accurate property and lease records.
*Oversee repairs, maintenance, facilities, utilities, business rates, insurance and service charges.
*Manage relationships with landlords, tenants, agents, contractors, surveyors, solicitors and other professional advisers.
*Maintain the lease register and proactively manage rent reviews, renewals, break clauses, expiries, dilapidations and other key lease events.
*Review property costs and identify opportunities to improve utilisation, efficiency and value.
*Ensure the estate meets relevant statutory, regulatory and health and safety requirements, working closely with internal teams.
*Manage property budgets, forecasts and expenditure, identifying opportunities to reduce costs and improve commercial performance.
*Coordinate planned maintenance, capital expenditure and refurbishment programmes.
*Support property acquisitions, disposals, relocations, developments and planning applications.
*Manage property projects from initial scope and procurement through to delivery and completion.
*Provide management reporting on property costs, risks, compliance and upcoming commitments.
About You
You will have:
*Proven estates, property or facilities management experience, ideally across a mixed freehold and leasehold portfolio.
*Strong knowledge of commercial leases and property management.
*Experience managing property budgets, contractors and professional advisers.
*Good knowledge of property compliance and health and safety requirements.
*Experience of planning applications and procedures.
*Strong commercial, negotiation and project management skills.
*Excellent organisation and the ability to manage multiple properties, priorities and deadlines.
*A proactive, pragmatic and solutions-focused approach.
Desirable
*RICS, IWFM or another relevant property qualification.
*Experience within a multi-site environment.
*Experience of acquisitions, disposals, refurbishments or property development.
*Knowledge of rent reviews, dilapidations and service charge management.
*Experience using property management systems or lease databases.
