Full job descriptionA private family office is seeking a highly experienced Head of Households to oversee a their diverse property portfolio. This senior leadership role drives operational excellence across all locations through robust preventative maintenance, high hospitality standards and budget control. The ideal candidate is a proactive problem-solver, able to translate the Principal’s expectations into clear team direction.

A large, fully staffed London residence; a large family home in South Wales incorporating a farm and equestrian stables; additional private residences in London belonging to the Principal and the family; and a broader portfolio of residential lettings and commercial premises.

Key responsibilities:
*Line-manage the Property Manager, Head of Housekeeping and Wales-based Groundskeeper to ensure unified service delivery across all properties
*Design staff rotas, set priorities, conduct joint inspections and manage performance
*Establish and own a planned preventative maintenance (PPM) programme across the portfolio, including asset registers, servicing schedules and inspection records
*Oversee heating, air conditioning, lighting, security and other building systems, managing reactive faults through to resolution
*Appoint qualified, insured contractors for repairs and project work (management role, not hands-on trades)
*Hold ultimate management responsibility for the Wales property, including house, grounds and stables
*Partner with the Head of Housekeeping to define presentation, cleaning and laundry standards across all properties
*Prepare and track property operating and capital budgets, explaining variances and obtaining approval per agreed process
*Lead planned projects across the portfolio: briefs, budgets, quotations, contractor appointment and quality control through to handover
*Own the compliance calendar (gas, electrical, fire safety, lifts, emergency systems) and maintain records
*Act as management contact for commercial and residential tenant maintenance issues
*Oversee property security, keyholding and emergency arrangements
Candidate requirements:
*Proven experience managing rural estates or country properties as well as high-value homes
*Strong people management, PPM, budgeting, contractor procurement and project-delivery skills
*Discreet, organised and digitally confident
*Excellent references, UK right to work and a valid driving licence
*Able to combine London-based management with monthly visits and extended stays in Wales
*Desirable: experience managing equestrian settings and stables, with an understanding of horse welfare, pasture suitability and yard safety
