Working Pattern: Office and field-based
We are recruiting an experienced Contracts Manager to support Disabled Facilities Grant (DFG) adaptation projects from initial feasibility and scoping through to Grant Approval.
This is a practical, site-based role requiring strong building knowledge and the ability to assess whether proposed adaptations can be safely, practically and cost-effectively delivered within occupied domestic properties.
Key Responsibilities*Attend initial feasibility and scoping visits at citizens’ homes.
*Assess property layouts, construction, access, services and site constraints.
*Review proposed adaptations against assessed citizen needs.
*Determine whether proposed works are practical, buildable and cost-effective.
*Take accurate measurements, photographs and site notes.
*Produce clear scopes of work for contractor pricing.
*Review drawings and identify missing dimensions or technical information.
*Identify where structural, architectural, planning, asbestos or specialist advice is required.
*Review contractor quotations and challenge omissions, duplication or excessive costs.
*Identify potential cost and variation risks before works commence.
*Work with Occupational Therapists, architects, surveyors, contractors and internal teams.
*Support the progression of projects through approval and mobilisation.
*Maintain accurate project records and a clear audit trail.
Typical WorksProjects may include:
*Accessible bathrooms and wet rooms.
*Level-access showers.
*Bedroom adaptations.
*Internal alterations.
*Door widening.
*External ramps and access paths.
*Threshold and landing alterations.
*Extensions and larger adaptations.
About YouYou will ideally have:
*Strong practical knowledge of domestic construction.
*Experience inspecting occupied residential properties.
*Experience producing scopes of work.
*Experience reviewing contractor quotations.
*Knowledge of DFG works, housing adaptations or social housing.
*Understanding of accessible bathrooms, ramps and internal adaptations.
*Ability to identify buildability issues, defects and technical risks.
*Commercial awareness and an understanding of cost control and variations.
*Ability to read drawings and technical information.
*Strong organisation and problem-solving skills.
*Confidence communicating with citizens, contractors and professionals.
*Excellent attention to detail.
Experience as a Contracts Manager, DFG Surveyor, Adaptations Surveyor, Building Surveyor, Project Manager, Technical Surveyor, Planned Works Manager or Property Surveyor would be particularly relevant.
A full UK driving licence and access to a suitable vehicle are required.
A DBS check may be required.
